Associated Challenges of Urban Land Acquisition and Development Procedures in Ghana: A Case Study of Kumasi

Urban land acquisition and development in Ghana is a difficult process, involving the navigation of complex tenure systems, dealing with inadequate documentation, high costs, resolving disputes over ownership. These challenges make process extremely time-consuming. This study aims to analyse existing practices urban procedures, establish strengths weaknesses Kumasi. The essence improve Kumasi rest country. employed use semistructured interviews experts on subject matter who were purposively selected for primary data collection. also depended scholarly articles, policy documents, research papers its secondary data. findings indicate that some included expensive improper record keeping, overlapping bureaucracies, unqualified or untrained middlemen, lack transparency accountability, delays permit approvals among others. It revealed strengths, which spelt-out availability governing laws development, established agencies management issues. recommended strict enforcement laws, proper merger functions, provision adequate resources field officials, an online tracking system should be place
